Shravan Parsi hails from Hyderabad, India, where he grew up in a family deeply rooted in the values of education and perseverance. His father, who lived with a mild disability, rose to become one of the top medical doctors in Hyderabad. As a child, Shravan was naturally curious and dedicated to learning. In the seventh grade, he changed schools to study English and broaden his ability to connect with the larger world. After junior college, he did not secure admission to medical school but pursued a bachelor’s in pharmacy at Manipal. Known internationally as a leading academic town and one of India’s top schools, Manipal exposed him to diverse ideas and strengthened his scientific knowledge. During this period, Parsi began forming his entrepreneurial ambition of one day starting a pharmaceutical and biotech company.
After completing his undergraduate degree, Shravan decided to continue his education in the United States. He was accepted into St. John’s University in New York, with a scholarship covering most of his tuition. At St. John’s, he pursued a master’s in pharmaceutics and industrial pharmacy while working as a teaching assistant in the compounding pharmacy lab. Balancing academic challenges with practical teaching responsibilities gave him a strong foundation for his professional career.
Shravan began his career as a pharmaceutical scientist, working first at Schering-Plough (now Merck) in New Jersey at their global headquarters. Later, he joined DPT Labs and Health Point in San Antonio, Texas. Over this period, he contributed to the development of several OTC and prescription drugs. His achievements included a patented antiseptic drug created to combat hospital-acquired infections and a wound care therapy developed for the US military. These experiences sharpened his understanding of product development and strengthened his reliance on data-driven decision-making—skills that would later shape his success in real estate.
Even while building his pharmaceutical career, Shravan’s interest in real estate steadily grew. He started by purchasing single-family homes while working full-time. Many evenings and weekends were dedicated to managing renovations and working with tenants. This side project soon became profitable, giving him the confidence to leave the laboratory and pursue entrepreneurship full-time.
He established American Ventures, a real estate investment and development firm headquartered in Austin, Texas. The company focuses on multifamily, mixed-use, commercial, and hospitality properties, emphasizing value-add acquisitions and thoughtful development. Under his leadership, American Ventures has acquired or developed more than 4,000 units across $450MM in assets. Between 2018 and 2022, as general partner, Parsi oversaw the exit of more than 3,500 units, achieving a weighted average internal rate of return (IRR) of 31.6% on managed exits.
His approach to acquisitions blends discipline with innovation. He has personally guaranteed loans worth millions, including a 40-year HUD loan at a fixed interest rate of 2.96% for a large multifamily project near Dallas-Fort Worth. His confidence in the development was clear, as he wired personal funds before investor capital was finalized. The property reached 90% occupancy within its first year of completion.
Strategic vision and partnerships have been central to his work. After interviewing several global hospitality groups, he sourced a site on Austin’s South Congress Avenue and secured the Marriott Tribute brand. He also assembled more than 100 acres in San Marcos for the East Village mixed-use community and over 60 acres in Elgin along the highway for long-term development. He has raised funds from more than 250 high-net-worth individuals (HNWIs), family offices, and private equity firms. He has also partnered with institutional investors such as Goldman Sachs and Carlyle. The commitment of repeat investors underscores his credibility and performance.
In 2019, he became an author with the release of The Science of the Deal: The DNA of Multifamily & Commercial Real Estate Investing through Forbes Books. The book, an Amazon Bestseller, provides practical guidance on evaluating, structuring, and executing real estate investments. His writing draws on his background in both science and business, simplifying complex concepts into actionable strategies. Shravan is also a frequent panelist at industry gatherings, including IMN’s flagship conferences and family office forums, where he shares perspectives on multifamily development, portfolio growth, and risk management.
His leadership style balances scientific discipline with entrepreneurial determination. He emphasizes KPIs and rigorous underwriting in decision-making while encouraging collaboration across teams. He works directly with directors, vice presidents, and managers in acquisitions, asset management, and development to ensure alignment throughout each project's lifecycle.
