Mark Tersigni

Mark Tersigni, a real estate investment professional and Certified Public Accountant, has worked across public accounting, corporate finance, and commercial real estate investment.

He started in audit at a Big Four accounting firm, joining as an intern before moving to a full-time role, and worked across industries including private aviation, electric utilities, iron-ore and coal mining, and manufacturing, several of them Fortune 500 companies. He then audited public and private investment companies, reviewing SEC filings and financial statements, and served as an in-charge associate responsible for managing and reviewing staff on the audit of a mutual fund with more than $1 billion in assets under management. In a later real estate finance role at a national retail company, he set annual budgets and monthly projections for international retail occupancy costs and handled investment-partnership accounting and profit-and-loss review. He has held a Certified Public Accountant license in the State of Ohio since 2014, for which he qualified during his undergraduate accounting studies, and it is currently inactive. His accounting background is still evident in his approach; on property sales, he reviewed settlement statements in detail to confirm their accuracy and completeness.

Before that, he spent three years in asset management at a private multifamily investment firm, where there he ran the portfolio's annual budgeting process and quarterly KPI reporting, and he managed the reporting and analysis delivered to investors, including performance narratives that set out results and the reasons for them. He carried out hold/sell analysis across the portfolio and oversaw its real estate tax appeal work, which included negotiating reductions in third-party fees. Because it sat at the intersection of ownership, investors, and operations, the position sharpened his ability to present financial results clearly to audiences with different priorities.

Commercial real estate investment forms the core of his experience, and it was here that he served as Vice President of Investments at a private-equity-owned commercial real estate company, where he formed and led a five-analyst underwriting team responsible for a portfolio of more than $5 billion in large-format open-air retail and enclosed malls. Its work included acquisition and disposition underwriting, business planning, asset management, and transaction support, the full analytical cycle behind each buy, hold, and sell decision in the portfolio. The role called for technical command of the underwriting, the judgment to identify which assumptions carried the most weight, and the ability to train and develop analysts who could produce that work consistently.

The portfolio completed more than $1 billion in property sales over two years. He was a key contributor to the origination of a $1 billion single-asset, single-borrower CMBS loan, the largest open-air retail securitization of 2023, a financing that called for detailed property-level analysis across roughly forty assets. He built and owned the corporate model the company's private equity ownership used to forecast investment returns; it brought individual property plans together into a corporate-level view, allowing ownership to weigh options for the whole portfolio without losing the detail of any single asset. The executive team and ownership frequently drew on his input for portfolio matters such as strategic transactions, joint ventures, ground-lease negotiations, crossed loans, and options for properties approaching debt maturity. He managed more than $1 billion of property-level commercial mortgages, supplying the analysis for refinancing, extension, and maturity decisions. He also helped lead an overhaul of the company's financial systems and the investment team's underlying processes.

His career of more than a decade has progressed from the audit of investment companies to the underwriting and management of multibillion-dollar commercial real estate portfolios, and he brings an analytical basis to how real estate assets are valued, financed, and positioned for sale. Throughout, his work has concerned the financial analysis that supports major real estate decisions, whether the valuation of one property or the strategy for a whole portfolio. His work brings together accounting precision and investment judgment; having led an underwriting team, owned a corporate model, and worked directly with private equity ownership as a Certified Public Accountant, he is equally comfortable examining a property-level model in detail and addressing broader strategic questions, including the disposition of a troubled asset, the timing of a sale, the structure of a financing, and the effect of a single decision across an entire portfolio.

He is advanced in ARGUS and Excel, including Power Query, uses Power BI and financial reporting platforms such as MRI and Yardi regularly, and has incorporated modern AI tools into his analysis and reporting workflows. He also writes on the subjects he knows best: commercial real estate investment, covering both industry analysis and practical guidance for those learning the business, along with Excel technique and the expanding role of AI tools in financial work, and a recurring theme is turning large volumes of financial data into clear, decision-ready analysis.
