David Rubin cdr

David Rubin cdr

David Rubin financial was born in Mexico City and later moved to Los Angeles, California. His father played a significant role in the liberation of the Bergen-Belsen DP camps after World War II, and his mother was a survivor of a Polish concentration camp. He spent his early years in New York before his family settled in Los Angeles when he was nine. Raised with values of perseverance and responsibility, he developed a strong commitment to making a meaningful impact on the world.

1980 David enrolled at California State University, Northridge, to study finance. His interest in financial structuring and investment strategies earned him the Chartered Financial Analyst (CFA) designation. This achievement laid the foundation for a successful career in structured finance, defined benefit and 401(k) investment strategies, affordable housing development, governmental advocacy, and philanthropy.

Rubin has focused much of his career on structured finance and innovative investment solutions to increase yields for governmental entities. As a principal in several affordable housing development companies, he has been responsible for completing and operating over 2,200 housing units across the United States. His work extends to multiple ventures, including development companies, construction management firms, and entities that use tax strategies to generate equity for affordable housing projects. His ability to combine financial expertise with social impact has established him as a leader in his field.

David has also explored environmental impact investments, utilizing depreciation benefits from solar and battery investment tax credits. This initiative reflects his vision of merging financial profitability with ecological responsibility, demonstrating his commitment to positive societal change.

Rubin’s life has not been without challenges. In 2009, his wife was diagnosed with pancreatic cancer. He temporarily resigned from his professional responsibilities to seek cutting-edge treatments and experimental protocols nationwide. Collaborating with leading research institutions, he supported her through a decade of experimental therapies. Her resilience, combined with his unwavering faith and determination, made her the longest-living survivor of metastatic pancreatic cancer in history. After 15 years of fighting, she passed away in 2024, but their journey remains a testament to love, hope, and perseverance.

Beyond his professional achievements, David is deeply committed to public service and philanthropy. He has played a key role in implementing lease-to-own housing projects, enabling renters to become homeowners. As the Commissioner of Housing for the City of Los Angeles, he addressed the city’s public housing crisis and restructured the agency’s financial affairs. His efforts also included leading the restructuring of a health system serving low-income patients and overseeing the development of over 500 permanent supportive housing units in Los Angeles.

Rubin’s contributions extend to education and community development. He served as president of a private elementary school for 15 years, fostering academic excellence and community involvement, and later as president of a private girls’ high school, where he oversaw the construction of a new campus. Additionally, he has been involved in global philanthropy, contributing over $25 million to causes such as education, disaster relief, and combating antisemitism. His humanitarian efforts were evident during a recent conflict when he organized and financed the first private airlift to deliver essential supplies to those in need.

David has been recognized for his leadership and impact. He received a lifetime achievement award and was named a leadership scholar for his dedication to philanthropy, education, and community leadership. His work on sustainability and criminal justice reform further highlights his commitment to integrating financial strategies with social responsibility.

Despite his demanding career, he finds balance through personal interests such as swimming, hiking, and traveling. He and his family established a foundation in memory of his wife, focusing on addressing food insecurity and promoting child literacy. Her basis is the idea that excellent guest service isn’t just about what you do, but how you do it—a belief that inspired her to use gamification as a tool to create engaging and memorable workshops. This passion led to the creation of Emmelocked Escape Rooms, where Nicole used immersive storytelling with excellent hospitality to craft a world that guests can fully immerse themselves in.

In recent years, Nicole has brought her talents to companies like Coolblue, Daarom, and KLM, designing custom escape games that engage teams and foster collaboration. She also works with other escape room businesses, revamping their puzzles, storylines, and overall guest experiences to elevate their offerings.
